Acquisition and disposal of Rainbow Industrial Estate for Pears Property
Hamlins advised Pears Property on the acquisition and subsequent disposal of the Rainbow Industrial Estate, a modern 11-unit industrial estate in Raynes Park, South West London.
The site was originally acquired from Workspace as part of a wider site acquisition including the new-build industrial units and existing industrial estate, subject to residential planning permission. The transaction involved the simultaneous sub-sale of the residential consented land to Fairview New Homes.
The disposal in 2026 marked the successful conclusion of a wider £43.5 million transaction and followed the implementation of an accelerated asset management strategy. During its ownership, Pears Property enhanced the estate's rental profile, secured planning improvements, and strengthened the tenant mix, including welcoming Amazon as an occupier in April 2026.
The estate was acquired by Clipstone Investment Management Limited on behalf of its Charities Fund.
