Hamlins is delighted to have acted for longstanding Main Market quoted client Palace Capital on its latest significant real estate investment at One Derby Square, Liverpool for a total purchase price of c.£14m.
The property is located in the heart of Liverpool’s busy city centre and comprises 70,000 sq ft of mixed retail and office premises. Existing tenants include Tesco, Reed Specialist Recruitment, Pret A Manger and Brook Street (UK).
The property was acquired from a large independent off-shore private equity real estate fund.
The Hamlins acquisition team, headed by Mark Hurst, acted on all legal aspects of the acquisition, which included carrying out a full due diligence exercise and advising on and negotiating all transactional documents and arrangements.
Palace Capital holds a diversified real estate portfolio across the UK valued at approximately £280m.
