Mira is an Associate in the Real Estate Disputes Team

Mira deals with a wide variety of contentious real estate matters, involving both commercial and residential property.

Mira’s experience covers a wide range of landlord and tenant disputes including recovering arrears of rent and advising in situations where tenants are insolvent. She also advises and acts on matters relating to service charge disputes, break notices, rent review clauses, dilapidations, residential lease extensions and enfranchisement and trespassers and possession actions generally.


Work Highlights

    Mira has conducted matters in the Tribunal, County Courts and High Court. Most notably she has acted for:

    • A landlord of a shopping centre successfully opposing the renewal of a lease on the grounds of redevelopment.
    • The registered proprietor of land over which 2 neighbouring land owners claimed adverse possession of part of the land. The defence to the claim was successful and the registered proprietor negotiated a sale of part of the land to one of the neighbouring land owners.
    • For a tenant of a lease of a block consisting of 28 flats. S.42 Notices, requiring a new lease, was served in relation to each separate flat within the block.  The Landlord contested the tenant’s right to apply for a lease of extension of each individual flat out of a lease relating to the entire block. It was held that the tenant was a qualifying tenant and entitled to require a new lease of each of the individual flats.
